- Consideration to the age and value of Plant and Equipment.
- Consideration given to Freehold Property if applicable.
- Terms of current lease arrangement.
- Supply of all requested information.

Buyers educate themselves by viewing many businesses and they are not all first timers. They know what a fair price is, if your business is not competitive in value with those they have seen, it will not sell first. If your business is not priced within the correct price range, it is likely it will not be exposed to its potential or targeted buyers.

Step 1. Prior to Listing
Supply of information - When selling you're business, the more prepared you are, the easier and faster a sale can be obtained, it is imperative you supply latest profit and loss figures and if possible for the last 3 years, in addition to this, access to quick books / myob figures for the immediate period, a full up to date list of plant and equipment, documentation or confirmation of leasing of premises & equipment, BN, ABN, ACN, Staffing and operational overview to build a business profile.
Sign a listing agreement - No agent can act for you without doing this.
Step 2. Once Listed
Photography - Agent to co-ordinate this in conjunction with the vendor at an immediate suitable time.
Advertising Script - Agent to write script & co-ordinate usage.
Website - Agent to organise loading of information and upload to 3rd party sites.
Private Inspections - Agent to co-ordinate this in conjunction with the vendor.
Interested Parties - Will sign a confidentiality agreement which includes finance qualification.
Offers - An offer is not an offer unless it is in writing and all such offers will be presented.
Step 3. Accepting the offer
Contract - Agent or solicitor to prepare contract pending complexity and have it signed by all parties. The agent will distribute original contract to the purchasers solicitor, copies to purchasers, sellers, sellers solicitor and financier.
Deposit - Agent to obtain and have it deposited in the sellers solicitor's trust account.
Building & Pest - (If required) Agent to co-ordinate this in conjunction with the vendor and will occur within 14 days from date of contract.
Finance - Agent to monitor and will occur within 14 days from date of contract unless otherwise negotiated.
Special Conditions - Agent to monitor, must be satisfied to complete contract.
Step 4. Settlement
Settlement period - Begins after Building & Pest, (if required) Finance and Special Conditions have been satisfied.
Settlement - Agreed contract finalisation date, all monies and keys changed hands and property vacated as per arrangement.
Please Note - In the case of Franchised Business additional allowances will be made to accomodate the Franchisor having the right to qualify a purchaser, provide business training at the purchasers expense and requirement for bank guarantees. This will differ to the above format and may extend settlement.
